We also use tax-exempt financing and a variety of local government programs to make rents more affordable to moderate-income residents. We participate in the Federal Section 8 housing voucher program.
As a developer we are the catalyst in a project. We develop the vision, test the economics, arrange the financing and execute the plan. We assume and manage the risks that are inherent in developing and owning income properties.
Over nearly 30 years we have lived through a couple of real estate cycles and one full-scale real estate depression. These experiences have made us more thorough in our initial analyses and more cautious of leverage. Some leverage is usually an excellent idea. A lot of leverage, or the wrong kind, can often be a real mistake.
